What We Take: Property Foreclosure Cleanout
What is left in a foreclosed property is rarely sorted: furniture, mattresses, bagged trash, clothing, kitchenware, paperwork, tools in the basement, paint on a shelf, yard waste and whatever ended up in the garage. We clear all of it. If the utilities are off and a fridge has been sitting warm, tell us before the day so we come ready for it.
The ones people ask about: we do take paint, chemicals, motor oil, tires, car batteries and propane tanks. They are quoted separately because they need special handling. Mattresses and box springs go to a mattress recycler whenever it will accept them, TVs and monitors go to an e-waste recycler, and appliances holding refrigerant go to a recycler that recovers the refrigerant. Each of those recyclers charges per item, and we pass that charge on for every piece it accepts. All of these charges come on top of the minimum or the volume price, and we tell you each one and confirm it with you before any work starts. Mattresses, box springs, old tube (CRT) TVs and monitors, and appliances holding refrigerant are disposal-banned in Massachusetts. The only things we turn down are asbestos, medical or biohazard waste, and anything leaking or still smoldering. See everything we take.
What Sets the Price on Property Foreclosure Cleanout
These are priced by volume like any other load, at $70 to $100 a cubic yard against a truck that holds 20, and two things set the number: how full the property is, and how much of it is outside the house. A house with three rooms of furniture is one quote. The same house with a garage, a basement and a yard full of debris is a bigger one, and having all of it in the same visit costs less than sending us back. Photos of every room, the basement, the garage and the yard are enough to quote from, and since you are usually not on site, we confirm the number against what we find before anything is loaded.
How Much Will This Cost?
Pricing is based on the space your load takes up in the truck, or on weight for heavy material. We give you a free, firm price in person before any work begins, and once you agree to it, it does not go up.

Does a foreclosure cleanout include the yard and garage?
Yes, we clear the whole property: the interior, the garage, the basement, the shed, and the yard debris. When we're done, the property is empty and ready for cleaning crews and photographers.
How fast can you make a property market-ready?
Most single-family foreclosure cleanouts finish in one to two days. Tell us your listing date and we'll work backwards from it.
How do I get a quote if I can't visit the property?
Photos or a video walkthrough are enough to quote most properties, and we confirm the number on site before anything moves. Lockbox access works fine, and many of our foreclosure jobs happen without the client ever being on site.
Who gives you access if nobody lives there?
Whoever books the job gives us access. Usually that means a lockbox code from the agent, a key left with a neighbor, or somebody meeting us for the first ten minutes. Tell us which when you book, and tell us where we can park, because on an empty property those two things are most of what slows a crew down. We lock up behind us and confirm when we are off the property.
Can you send photos of the finished property?
Yes, and on a foreclosure we usually do without being asked, because the person paying for the work is rarely the person standing in the house. You get shots of the empty rooms, the basement and the garage when we are done. If you need them for a file or for a listing photographer's schedule, say so and we will get them over the same day.
Our Mission Beyond the Job
We keep as much out of landfills as we can. We sort through every truckload, and anything still usable that a charity will take goes for donation first, mostly to Big Blue Bargains in Swampscott, More Than Words in Boston and The Salvation Army.
What cannot be donated gets recycled wherever a facility will take it, and whatever is left goes to the disposal facilities we use.
