We clear the unit out after an eviction

After an eviction the unit sits empty, and that costs you every day. Once the eviction is complete and the unit is legally yours to clear, we take out what is left, so you can get in, fix what needs fixing, and put the next tenant in it.

How We Handle It

We turn eviction cleanouts around fast. We work at your direction and document what we remove, because Massachusetts has rules about tenant belongings and you want a record. What's usable goes for donation, what's recyclable is recycled, and the rest is disposed of.

What We Take: Eviction Cleanout

What is left in a unit after an eviction is usually furniture, mattresses, bagged trash, clothing, kitchenware, small appliances, televisions and a lot of loose paper. We take all of it. If there is food left in a fridge or a freezer that has been off for a while, tell us before the day so we come ready for it. What we will not do is touch medical or biohazard waste, which needs a specialist rather than us.

The ones people ask about: we do take paint, chemicals, motor oil, tires, car batteries and propane tanks. They are quoted separately because they need special handling. Mattresses and box springs go to a mattress recycler whenever it will accept them, TVs and monitors go to an e-waste recycler, and appliances holding refrigerant go to a recycler that recovers the refrigerant. Each of those recyclers charges per item, and we pass that charge on for every piece it accepts. All of these charges come on top of the minimum or the volume price, and we tell you each one and confirm it with you before any work starts. Mattresses, box springs, old tube (CRT) TVs and monitors, and appliances holding refrigerant are disposal-banned in Massachusetts. The only things we turn down are asbestos, medical or biohazard waste, and anything leaking or still smoldering. See everything we take.

What Sets the Price on Eviction Cleanout

An eviction unit is priced by volume, at $70 to $100 a cubic yard against a truck that holds 20, with a $120 minimum, and the number is set by how full the unit is and how far it is from the door to the truck. A ground-floor unit with parking at the door is the quick version. A third-floor walk-up in a triple-decker, with a narrow stair and nowhere to put a truck except the street, is the same volume and a longer day. Photos of each room and one of the entry are enough to quote from, and because you are usually not standing in the unit with us, we confirm the number against what we find before anything is loaded.

How Much Will This Cost?

Pricing is based on the space your load takes up in the truck, or on weight for heavy material. We give you a free, firm price in person before any work begins, and once you agree to it, it does not go up.

  • $120 minimum pickup
  • $70 to $100 per cubic yard
  • Closer to $70 when it is light and easy to reach

For a very small job close to our Salem base we can sometimes bring the minimum down to $80 to $100, so it is worth asking. The minimum can also be higher for a job well outside our normal routes. See the full pricing page.

Eviction Cleanout FAQs

How fast can you turn a unit around?

We can usually turn a unit around quickly. We're open 24/7 and know every vacant day costs you rent. Most single units are cleared in one visit, and we can usually schedule within a day or two.

How do you handle a tenant's left-behind property?

We work at your direction and document what we remove. After a court ordered eviction, only a sheriff or constable moves the tenant's belongings, so we come in after that. If the tenant moved out and left things behind, check with your attorney before we start, because Massachusetts has specific rules about tenant belongings.

How much does an eviction cleanout cost?

It's priced by volume, with a $120 minimum. Send photos of the unit and we'll quote it, then confirm the number on site before we start. Landlords appreciate that it does not change after that.

Do you work with property managers on multiple units?

Yes, several North Shore property managers keep us on speed dial for turnovers, evictions, and dumpster overflow. Recurring relationships get priority scheduling.

Do you take the appliances and fixtures the tenant installed?

We take anything loose or anything that comes out with hand tools: a window air conditioner, a portable dishwasher, shelving that was screwed to a wall. What we do not do is cut a gas line or unwire something hardwired, so an electrician or a plumber has to have been there first. If you want the walls patched after the shelving comes off, that is a handyman's job rather than ours, and we will tell you what we left behind.

Can you do the unit and the common areas in one visit?

Yes, and it usually costs less than two visits. Basements, storage cages, a shared hallway with furniture in it and whatever ended up beside the dumpster can all go on the same truck. Walk us through all of it when you send photos, so the quote covers the building rather than just the apartment.

Our Mission Beyond the Job

We keep as much out of landfills as we can. We sort through every truckload, and anything still usable that a charity will take goes for donation first, mostly to Big Blue Bargains in Swampscott, More Than Words in Boston and The Salvation Army.

What cannot be donated gets recycled wherever a facility will take it, and whatever is left goes to the disposal facilities we use.

About Us, Our Story

The Junk Heroes is a brother-owned and operated junk removal company rooted in Salem, MA. We live right on the line between Salem and Swampscott, two minutes from Vinnin Square, and we started this business because we wanted to run a junk removal service that showed up on time, treated customers like neighbors, and charged honest prices.
