Every property is left broom-swept, and you get before and after photos without asking. We also photograph anything outside the agreed scope, and anything valuable we turn up, so you see it before we do anything with it.

We run more than one truck, so a single-family property is usually cleared in one to two days. A larger or heavily packed property takes longer, and after the walkthrough we tell you which one yours is. Full-property jobs are scheduled to hit your listing or turnover date.

Can you clear a full property before a listing date?
Yes, tell us the date and we schedule backwards from it. A single-family property is usually cleared in one to two days, because we run more than one truck. A larger or heavily packed property takes longer, and the walkthrough is when we tell you how long yours will take.
Do you work occupied units or only vacant ones?
We work both. For occupied or partially occupied properties we coordinate access with you or your tenant and work around whatever needs to stay.
What about belongings the last tenant left behind?
We work at your direction and document what we remove, because Massachusetts has rules about a tenant's property and who is allowed to move it. Tell us what is cleared to go and what is not, and that is exactly what happens. I wrote up what the statutes say about a turnover, with every one of them linked, though none of it is legal advice and your attorney is the one to ask.
Can you provide documentation for probate or insurance?
Yes. Before and after photos come standard, and we can provide an invoice, a receipt and a W-9 for your files.
