Can you clear a full property before a listing date?
Yes, tell us the date and we schedule backwards from it. Most full properties are cleared in a day, two at the very most, because we run more than one truck. Nobody usually asks for the timeline in writing, but if you want it that way, say so and you will get it.
Do you work occupied units or only vacant ones?
Both. For occupied or partially occupied properties we coordinate access with you or your tenant and work around whatever needs to stay.
What about belongings the last tenant left behind?
We work at your direction and document what we remove, because Massachusetts has rules about a tenant's property and who is allowed to move it. Tell us what is cleared to go and what is not, and that is exactly what happens. I wrote up what the statutes say about a turnover, with every one of them linked, though none of it is legal advice and your attorney is the one to ask.
Can you provide documentation for probate or insurance?
Yes. Before and after photos come standard, proof of donation is available on request for items we donate, and we can provide an invoice, a receipt and a W-9 for your files.
